Portions of the Deed Restrictions pertaining to the architectural and property appearance covenants are printed below.
A property owner must submit a standardized set of documents in writing to the ACC for each proposed construction project that alters the overall footprint or exterior appearance. A drawing of the structure on the plat to identify setback requirements is an essential part of the plans and specifications. The ACC will consider finish materials, architectural design, finish grade elevations, and setback requirements.
No temporary living structure (tent, cabin, barn, shack, trailer, etc.) will be used at any time for residence.
No more than two unrelated people can live in the same house, or live as a single housekeeping unit.
Fencing
Fences may be located on or near property lines with the approval of the ACC prior to construction. No fence, landscaping plants, brush or trees will be permitted to obscure vision at intersections of streets in Foxfire.
Fence material will be of a decorative or barrier type, such as board, rail, brick, etc.
Barbed wire fences are not permitted.
All fences must be maintained in good condition by the property owner.
Chain link fences must not be visible from the street. Landscape barriers are required to provide screening.
Parking
The parking of vehicles in excess of a two-ton payload or in excess of two axles is prohibited.
No vehicle of any kind may be parked on lawn areas for any reason where is it visible from the street.
Passenger vehicles may be parked on the street in front of lots for periods of time not to exceed twelve hours in any twenty-four hour period...This restriction is to specifically prohibit residents from using the street as the usual overnight parking spot for their own vehicles.
No lot will be used as a dumping ground for rubbish and trash. No rubbish or debris of any kind is permitted to accumulate upon the property and no odors permitted to arise there from so as to render the property or any portion thereof unsanitary, unsightly, offensive or detrimental to any other property or its occupants. Refuse garbage and trash is to be kept within the structures or appropriately screened from view, in the trash containers provided by the City of College Station.

Fowl, except for roosters, will be allowed for each residential lot per College Station Code of Ordinances in effect as of 12/02/2024. For details of ordinances and additional information, see Volume 1, Chapter 6 of the Code of Ordinances of the City of College Station.
The definition of fowl, per City ordinance:

Sec. 6-1. - Definitions.
Fowl or poultry means chickens, turkeys, geese, ducks, pigeons, quail, pheasant, and peacocks or similarly feathered domesticated members of the Aves class but excluding exotic birds, falcons and hawks.
Foxfire is Zoned E Estate by the City of College Station: This district is designed to provide land for low-density single-family lots. These areas shall consist of residential lots averaging twenty thousand (20,000) square feet when clustered around open space or large lots with a minimum of one (1) acre. Subdivisions within this district may contain rural infrastructure.
Committee members are elected at the annual Foxfire Homeowners Association meeting and follow procedures established by the Bylaws of the organization. One new member is elected each year to serve a three-year term. Approval by the ACC is required PRIOR to improvements/additions. Lot owners and potential lot owners are encouraged to be familiar with Foxfire Deed Restrictions and College Station zoning restrictions.
